Building management for Auckland body corporates.
The owners committee appoints us to run the building day to day: maintenance, occupier relations, safety and the reporting your Body Corporate needs.
The numbers
Counted from the buildings we run.
Our responsibilities
What a building manager actually does.
The owners committee sets the direction. We do the work that keeps the building safe, presentable and compliant.
Regular inspections to find maintenance issues and safety hazards, then coordinating the repairs and supervising contracted services.
The first point of contact for tenants and landlords, answering enquiries, concerns and requests promptly and in plain language.
Building security protocols, prompt response to emergencies such as fires and floods, and support for routine safety inspections against the relevant codes.
Assisting the Body Corporate with the building maintenance budget and supervising invoices.
Regular reports for the Body Corporate meeting, setting out what the building services have done.
What it costs
How a building management fee is set.
We quote against the building itself, because a 40 unit block and a 280 unit tower are different jobs. Below is what sets your fee, so you can see what you would be paying for before you ask us for a number.
What sets the fee
Unit count, age and the services on site. A 40 unit block is not quoted like a 280 unit tower.
Available either way, so you pay for the level of on-site presence your building actually needs.
Where you want it, we can arrange cleaning, security and maintenance contracts at a competitive cost.

Your contacts
Who your committee actually deals with.
Named people at the Union Street head office, and building supervisors looking after buildings across Auckland.
Why choose us
What body corporates ask us first.
If your committee is weighing up a change of building manager, these are the questions that usually come first.
What does your team bring?
Our managing director has over twenty years managing residential apartment buildings, working with a qualified and experienced real estate team. We are bilingual, so body corporate rules and building matters get explained properly to owners and occupants who speak another language.
How do your fees compare?
We quote against the building itself. What sets your fee is covered above. Ask us for a written quote and we will put the scope and the fee in one document you can take to a meeting.
What experience do you have with Body Corporate matters?
We work with the Unit Titles Act and the Residential Tenancies Act, and we appear at the Tenancy Tribunal on tenancy and unit title matters. We also handle newly developed apartment buildings, including remedial works after settlement, and we are familiar with the health and safety requirements.
When can we reach you?
Our head office is open six days a week, with sufficient hours to suit both landlords and tenants, and we run a 24 hours a day, seven days a week contact service for emergencies.
Who is on site day to day?
Our building supervisors look after buildings across Auckland. They carry out regular inspections and are the first point of contact for occupants.
What reporting does your committee get?
We report to every Body Corporate meeting on what the building services have done. We also help with the maintenance budget and check the invoices before they are paid.
