Stephen Zhao has more than twenty years in building and property management in Auckland. He came to real estate in 2005 from a background in banking, and is a founding member and the managing director of Auckland City-Living Management.
Evan Zhang is the Business Operations Manager, bringing over 10 years of property and building management experience and a Level 4 Certificate in Residential Property Management. With extensive industry knowledge, he oversees day-to-day operations and supports the delivery of efficient, professional management services to property owners and residents.
Our first office opened at 11 Union Street in 2011. Head office moved to Sugar Tree Retail at 27 Union Street in June 2015, and a second office at Shop 19, 396 Queen Street has been open since April 2018.

For body corporates
Building management
We run apartment buildings across Auckland day to day for their owners committees: maintenance, occupier relations, safety, and the reporting the Body Corporate needs.
For landlords
Property management
Management of investment property at 7% + GST of the weekly rent. Additional fees apply for arranging maintenance and Tenancy Tribunal representation.
For tenants
Renting through us
Your bond goes to Tenancy Services, your rent runs through a trust account, and maintenance requests go straight to a named property manager.

Our property managers are experienced professionals with more than 20 years in residential property management and sales. We operate a trust account for all rental transactions, under the rules and codes of REINZ.
