Unlike private landlords and agencies, Auckland City-Living Management is a member of Real Estate Institute of New Zealand (REINZ) and most of our business is regulated under the code of conducts of REINZ.
When you sign up a tenancy agreement with us, your bond will be lodged with the Bond Centre in 23 working days who holds it in trust. If the tenants and the landlord cannot agree on the amount being claimed, either of them may apply to the Tenancy Tribunal to resolve the matter. Your rent is paid into our trust account, and then pay to your landlord.
For any maintenance request, we will act quickly and aim to complete it not later than ten works days. Any urgent repairs you can contact our property manager on 24/7.
All our property managers are highly trained and familiar with the Residential Tenancies Act 1986 & Amendments and the rights and obligations of both landlords and tenants.

Steps Of Your Tenancy Process
– Free consultations and advice about available properties for rent
– After checking out the property, complete tenancy application if you are interested in renting this property,
– Access your creditability through credit check and reference check, and inform you within 24 hours about acceptance of your application
– Transfer letting fee (agent fee) as deposit, and plus rent or bond you wish to pay
– Now you can arrange your power account, water supplier, internet or phone connection (or we can do this for you for a fee), and sign up tenancy agreement and other forms
– You can pick up the key on the day that you start your tenancy (stated on your tenancy agreement). Check all chattels and conditions against your Interior inspection form and chattel list. Please inform us if you do not agree with the inspection form or chattel list we have provided.
– Keep your room tidy and reasonably clean during your tenancy (regular inspections will be carried out during your tenancy, usually around every four months)
– Inform us asap if any damage, leaking problem, faulty electronic appliance or emergency.
– Inform us 28 days prior to the date you wish to vacate (only valid for periodic, open term contact). For fixed term contract, please inform us in writing or by email 28 days before your tenancy expires if you would like to continue your tenancy or terminate it on the expire date.
– Inform your services provider, such phone or power supplier, your departure date before the end of your tenancy.
– On vacating date, the property must be thoroughly cleaned which includes the carpets. This can be arranged by Auckland City-Living at your cost or you can arrange this yourself. (This will enable us to provide a clean property for the next tenant and also enable us to process your bond refund quickly
