We aim to protect and enhance the value of the buildings practically and economically. We also assist the Body Corporate and the owner’s committee in the best and most efficient manner. Serving property owners is our priority.

Compared with other building management companies, we charge a more reasonable fee and provide sufficient opening hours to suit the needs of landlords and tenants. Full-time or part-time management options are available to meet the owner’s committee requirements.

Our General Responsibilities:

The building manager will play a crucial role in ensuring the safety, functionality, and overall satisfaction of tenants, owners, and visitors if your Body Corporate is seeking a competent and dedicated building manager to oversee the efficient operation and maintenance of your building. Auckland City-Living Management Team will assist your Body Corporate as below:

Property Maintenance: Regularly inspect the building to identify any maintenance issues or safety hazards. Coordinate and oversee repairs and maintenance tasks and supervise contracted services.

Occupier Relations: Serve as the primary point of contact for tenants and landlords, addressing inquiries, concerns, and requests in a timely and professional manner.

Security and Safety: Implement and enforce building security protocols; respond promptly to emergencies, such as fires and floods; assist external contractors with routine safety inspections and ensure compliance with relevant regulations and codes.

Financial Management: Assist the Body Corporate with the management of the building’s expenses for maintenance; supervise invoices.

Administrative: Prepare regular reports for the Body Corporate meeting detailing building services activities.

•    Our experience with newly developed Residential Apartments buildings and handling the remedial works after settlements
•    Familiar with health and safety requirements
